Project Overview
Complete roof replacement on a large colonial home in Wayne, NJ. The existing 22-year-old architectural shingles had reached end of life with widespread granule loss, multiple cracked and curling shingles, and two active leak points above the master bedroom. We performed a full tear-off down to the roof deck, replaced damaged decking sections, and installed a GAF Timberline HDZ system with full underlayment and ice/water shield.
Analysis
Roof inspection revealed the existing shingles were beyond repair with granule loss exceeding 60% across south-facing slopes. Two areas of soft decking required replacement. Step flashing along the chimney had failed and was the source of the master bedroom leaks. A full tear-off and replacement was the only viable long-term solution.
Process
Full tear-off of existing shingles and felt. Inspection and replacement of 4 sheets of damaged OSB decking. Installation of GAF WeatherWatch ice/water shield at all eaves, valleys, and penetrations. Outcome
Homeowner received a new 30-year GAF Timberline HDZ roof backed by GAF Golden Pledge warranty. All leaks resolved. New chimney flashing properly waterproofed. Project completed in one day with full site cleanup.
